Sunny Isles Beach Luxury Condo Sales & Statistics

A lot has changed with our local market since the last JADE update in 1Q 2011 as premier inventory diminishes. Sunny Isles Beach condo inventory has decreased to 780 total condos for sale and 68 closed sales in the last 30 days (11 month supply). Last year 184 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $447. So far in 2011, 653 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $260 per square foot. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $500k, we see 360 condos for sale with 149 closed sales so far this year averaging a selling price per square foot of $536 psf and selling at 93% of list price.

If we take the top 10 of 2011 luxury condo sales, we find an average sales price per square foot of $815 (up from $732 previous post or 10%) and an average asking price per square foot of $981 (up from $849 from previous post or 13%) psf reflecting an average 17% discount for new buyers in the Sunny Isles Beach luxury real estate market. The top 10 Sunny Isles Beach luxury condo sales from the last 90 days were found at JADE Ocean with 5 sales reflecting $961, $607, $584 & $704 psf along with Acqualina reflecting 3 sales at $859, $722 & $739 per square foot. Turnberry Ocean Colony had 1 sale at $616 per square foot while JADE Beach had a sale at $532 psf and Trump Palace with a sale at $700 per square foot.

Year to date, 16 Jade Beach condos have rented, ranging in rented values from $2,550 (B1 deals) to $7,000 (E Model); 3 Jade Beach rentals are bow pending contract with #1501 & #1401 (A-models) reflecting asking prices of $4,800 & $5,500 respectively.

JADE Ocean Condo Inventory, Sales & Rentals

Jade Beach took almost 2 years to accomplish a sell out and we’re now ending the second year of JADE Ocean acquiring its Certificate of Occupancy. Year to date, there have been 16 rented condos ranging in values from $2,500 (B1 model) to a beautiful 2 Story penthouse rented at $28,000 in this superior Sunny Isles Beach building. A lot has changed with our local market since the last JADE update in 4Q 2010. Sunny Isles Beach condo inventory has decreased to 989 total condos for sale and 53 closed sales in the last 30 days (18 month supply). Last year 184 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $447. So far in 2011, 165 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $258 per square foot. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $500k, we see 427 condos for sale with 41 closed sales so far this year averaging a selling price per square foot of $506 psf and selling at 92% of list price. If we take the top 10 of 2011 luxury condo sales, we find an average sales price per square foot of $732 and an average asking price per square foot of $849 psf reflecting an average 12% discount for new buyers in the Sunny Isles Beach luxury real estate market. The top 10 Sunny Isles Beach luxury condo sales from the last 90 days were found at Acqualina with 3 sales reflecting $945, $822 & $658 per square foot. Turnberry Ocean Colony had 5 sales at $733, $643, $696, $667 & $667 per square foot. Trump Palace had an 09-line sale at $557 psf & I sold a Penthouse at Trump Royale for $530psf. JADE Beach & JADE Ocean had 4 sales at $451, $420, $565 & $577 per square foot.

Sunny Isles Beach condo inventory increased last month to 1,127 total condos for sale and 46 closed sales in the last 30 days (24.5 month supply). So far in 2010, 451 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $241 per square foot. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $500k, we see 490 condos for sale with 121 closed sales so far this year averaging a selling price per square foot of $422 psf and selling at 89% of list price. If we take the top 10% of 2010 luxury condo sales, we find an average sales price per square foot of $652 and an average asking price per square foot of $755 psf reflecting an average 13% discount for new buyers in the Sunny Isles Beach luxury real estate market. Last year 161 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $420. The top 10 Sunny Isles Beach luxury condo sales from the last 90 days were found at Acqualina with 2 sales reflecting $784 & $714 per square foot. Turnberry Ocean Colony had 6 sales at $733, $643, $625, $605, $551 & $704 per square foot. JADE Beach #4501 sold at $2M ($645 SP/SF) setting a new record ‘resale’ high..

(17001CollinsAvenue.com) Fortune has sold out of their remaining inventory as of 2010 1Q after almost two years of occupancy and we now have 42 (17% inventory) JADE Beach resales ranging in values from $499,000 (Low Floor B1 Model) to an impressive JADE Beach penthouse ‘Sky Loft’ resale priced at $11.4M (3 Story Jade Beach I line Penthouse). The average JADE Beach list price per square foot is reflecting $646 psf (Down 3% from June) with the average selling price per square foot reflecting $476 at 160 days on market and an 88% sale to list price ratio (12% average buyer discount). JADE Beach condo sales have been reported on the MLS with 9 resale values from $468k (B1 Model at $468 psf) to $2M (E Model at $645 per square foot) setting a new record high in resale values. The inquiries have not ceased on the only JADE Beach short sale #1104D which is still pending short sale approval. I expect #1104 to eventually sell over asking price as $865k may prove to be a teaser price with D line values now ranging in sold values from $990k to $1.4M in 2010. This went pending in December and short sales can take an easy 9+ months!

JADE Beach condo rentals have been in demand as new residents test the local market & JADE Beach lifestyle. To date, 50 Jade Beach condos have rented, ranging in rented values from $2,000 (B1 deals) to $7,000 (#1708); 3 Jade Beach rentals are currently under contract with prices ranging from $2,800 (#1603) to $14,000 (#3608) Note; the owner’s representative at Affinity Realty Group needs to change the status on #3608 as it’s been pending for months now. There are 22 JADE Beach condos for rent ranging in asking prices from $2,850 (03 line as B1 model) to $9,000 (#4005 as D model).

Jade Beach took almost 2 years to accomplish a sell out and we’re now entering the 13th month of JADE Ocean acquiring its Certificate of Occupancy. There are 13 Jade Ocean condo resales today with the high price on a spectacular 2 Story Jade Ocean Penthouse “sky loft” listed $5.495M with over 5,000 square feet and 4 bedrooms along with a slightly smaller luxury JADE penthouse priced at $3M with just over 3,700 total square feet, 3 bedrooms and 3.5 baths.. There are only 2 mirrored image Sky Lofts per Model in the JADE buildings and few other penthouses comparable in Sunny Isles Beach. The lowest priced resale today is a B2 model priced at $975k which is 33% over JADE Beach (B2 model) asking values. JADE Ocean’s average asking price per square foot is at ~$757 ($743 psf in June) and today’s buyers are finding the developer inventory most attractive in the $600’s per square foot. Talk of sold values going up has been constant across the board along the Miami Dade Beaches… The developer is relaying today’s prices at approximately $600+ psf and hoping to increase prices slowly as sales continue. One thing is for sure, the developer is 100% confident in their product standing firm on current contract negotiations. And why wouldn’t they be firm as JADE Ocean stands among the elite luxury condo towers of Sunny Isles Beach with an enormous International demand.

There are 13 JADE Ocean rentals listed via MLS and the prices are ranging from $3,500 (#1203) to $7,100 for a 3 bedroom (A model). There have been 9 rented condos ranging in values from $2,400 (B1 model) to $6,500 (E Model) to be solid starting figures in a superior building. I believe JADE Ocean will have a very strong finish by the end of 2010 and will make notes as each month shows us new figures.

JADE Beach & JADE Ocean have a few select trophy Penthouse condos remaining. These magificant sky lofts are comprised of 2 story with larger than average terrace space. JADE Beach & JADE Ocean Condo Sales, STATS & Trends

Well, it’s official in Starwood Capital Group acquiring Corus bank assets in which Starwood has a 40% stake created by the FDIC to hold the assets of failed Corus bank, including thousands of South Florida condos. The FDIC is keeping the other 60% stake in the non performing construction loans and real estate assets that have unpaid principal balances of about $4.5 billion. Only 1 South Florida project was in good standing with Corus bank and I would guess it to be Jade Ocean.

The South Florida projects with loans in the hands of the FDIC now include Jade Ocean Condominiums in Sunny Isles Beach, Paramount Bay in Miami, Trump International Hotel & Tower in Fort Lauderdale and the Edge Condominium in West Palm Beach. - SF Business Journal

FDIC is holding the strongest hand! JADE Ocean condos are of very little concern in this matter and a small piece in this real estate asset pie as the development is 99.9% completed, TCO in place and speculators are lined up closing weekly along with new buyers coming through each day showing serious interest. I do know of one friend who was scheduled to close and the FDIC stalled it asking to review the file and final negotiations although as per the representative at JADE Condos, closings are being scheduled each week and all but a few trophy Jade Ocean Penthouse condos remain from $4 to $7M.

There are 35 (14%) JADE Beach resales ranging in values from $539,000 (Low Floor B Model) to a new penthouse listing at $4.8M (2 Story Jade Beach Trophy Penthouse). 3 JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model) to $1.385M (E Model) or about $478 per square foot! A new pricing trend and precedence has been established. The average JADE Beach list price per square foot is reflecting $636 PSF down 8% from March’s hopeful highs.

Jade Beach Rentals are picking up especially with season among us reflecting 14 recent Jade Beach condos ranging in rented values from $2,000 (#1603 & #1107, B1 deal) to $5,000 (#3105 & #905). 4 Jade Beach rentals are currently under contract with asking prices ranging from $2,600 (#1106) to $5,800 (#4104) while 29 rentals remain active ranging in asking prices from $2,500 (06 line as B1 models) to $10,000 (#3608). We should see more rentals turn over within the next few months.

JADE Ocean Condo Sales & Rentals

JADE Ocean is almost too early to report on since few condos have been relisted and too few listing agents seem to know how to implement the correct building address (17121 Collins Ave.) and or photos of which building is which. In doing a cross check using the development search of “Jade Ocean” there appear to be 5 condos for sale with a high price on a high E line unit finished out to perfection. With an asking price we’re watching closely at $2.475M reduced $520,000 from last months $2.995M (~$771 PSF), I can’t see paying an extra Million for something obtainable at Jade Beach. This is the critical curve that will be dissected over the next year as Jade Ocean was sold out on the higher price point and noting drastic adjustments to what IS market value.

There are 2 Jade Ocean rentals listed (via MLS) correctly and the prices are ranging from $3,400 (B1 model) to $5,000 for a high floor 2 bedroom (1600SF) with Den.

Sunny Isles Beach Luxury Condo Sales Statistics

Sunny Isles Beach condo inventory is trending downward consistently each month by 3 to 4% with 1,170 condos for sale and 47 closing in the last 30 days (24.8 month supply). This year 480 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $231. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue, we see  842 condos for sale with 28 closing in the last 30 days. This year 179 oceanfront condos have sold via MLS. If we take only the top 10% of 2009 sales we find an average sales price per square foot of $618 and an average asking price per square foot of $725. Irrelevant statistics to some but I find it interesting…

The top Sunny Isles Beach condo sales of September and the first half of October were at Acqualina with PH4506 selling at $4.999M ($778 PSF), Trump Palace #1009 selling at $2.875M ($710 PSF) and lastly Turnberry Ocean Colony which sold ALOT of bargain priced inventory (16 condos have sold at Turnberry Ocean Colony in the last 30 days)!  The final luxury condo sale was at Jade Beach climbing the charts on the $1.385M ($431 PSF) & $1.2M ($493PSF) sale!

So what’s new & happening in September? Where are the values at today and where are the values headed? I’ll be going over recent sales statistics and trends to try and uncover true values at Jade Beach & Jade Ocean Sunny Isles.

JADE Beach Condos Sales & Rentals

There are 34 (14%) JADE Beach resales ranging in values from $520,000 (Low Floor B Model) to a new penthouse listing at $4.8M (2 Story Jade Beach Trophy Penthouse). 1 Closed Sale is reflective on the MLS (Multiple Listing Service Database) now and it’s unit #4008 (E Model) which sold at $1.385M or about $478 per square foot! Another E unit just sold this month at $1.4M so a new trend and precedence are being established. The average JADE Beach list price per square foot is reflecting $638 PSF down 7% from March highs.

The Jade rentals have been moving along aggressively with 9 recent Jade Beach condos ranging in rented values from $2,000 (#1603 B1 deal) to $4,000 (#2302). 5 Jade Beach rentals are currently under contract with asking prices ranging from $2,250 (#1107) to $5,800 (#4104) while 36 rentals remain active ranging in asking prices from $2,550 (#803) to $10,000 (#3608).

JADE Ocean Condos Sales & Rentals

There is an initial discrepancy via the MLS with JADE Ocean as the correct address at 17121 Collins Avenuereflect only 1 property for sale listed as unit #2206 with an asking price of $675,000. In doing a cross check using the development search of “Jade Ocean” there appears to be 5 condos for sale with a high price on a high E line unit finished out to perfection by Steven G Interiors and an asking price we’re watching closely at $2.995M (~$936 PSF). The average JADE Ocean list price per square foot is reflecting $841. No JADE Ocean rentals are active yet. There are only 3 JADE Ocean Penthousemodels left which range in values from $3.5M (3,667 Total SF) to $9M (5,000+ SF). The $13M trophy Penthouse is now under contract through the developer and we may have the price reflected here soon. I believe it was 8,000 or so interior square feet and was outrageously magnificent inside!

Sunny Isles Beach Luxury Condo Sales Statistics

Sunny Isles Beach condo inventory is trending downward each month by 4% with 1,203 condos for sale and 42 closing in the last 30 days (28.6 month supply). This year 415 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $217. In comparing with luxury oceanfront condos specifically on Collins Avenue, we see  688 condos for sale with 17 closing in the last 30 days. This year 148 oceanfront condos have sold via MLS. If we take only the top 10% of 2009 sales we find an average sales price per square foot of $640 and an average asking price per square foot of $757.  Irrelevant statistics to some but I find it interesting. The top Sunny Isles Beach condo sales of August were at Acqualina with PH4506 selling at $4.999M ($778 PSF), Turnberry Ocean Colony South which sold a beautiful (04 line) residence at only $509 PSF plus set a new record low in the T.O.C. North Tower (02 line) at only $434 PSF (#2902 MINT Condition Interior, Furnished) selling at $970,000! The final luxury condo sale was at Trump Palace which sold #3604 (flow through) at $500 PSF or $1.084M.
