A lot is changing with our local market and since the last JADE update in 2012, the premier inventory escalates in value and new construction steps in with values beginning at $1,400 per square foot. Sunny Isles Beach condo inventory has increased to 614 total condos for sale and 214 closed sales in the last 90 days (~10 month supply).

Last year 367 Sunny Isles oceanfront condos over $500,000USD sold through our MLS database with an average selling price per square foot of $538. As of October 2013, 288 Sunny Isles Beach condos have sold with an average sale price per square foot at $610 SP$/SF. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $500k, we see 268 condos for sale with 265 closed sales this year averaging a sales price per square foot of $620 SP$/SF and selling at 94% of list price.

If we take the top 10 luxury condo sales this year, we find an average sales price per square foot of $1,125 (Up from $789 previous post or 30%) and an average asking price per square foot of $1,270 psf reflecting an averaged 11% discount for new buyers shopping in the Sunny Isles Beach luxury real estate market. The top 10 Sunny Isles Beach luxury condo sales from the last 90 days were found at JADE Ocean with 5 sales reflecting $1009, $1112, $1138, $1138 & $921 per square foot. other luxury sales within the top 10 came from Turnberry Ocean Colony ($901 psf), Trump Tower III ($956 psf), Acqualina ($1,126 & $1,824 psf) and Trump Palace ($1,286 psf).

JADE Beach condos have been in demand given the most desirable location and lifestyle experience found only here. The average JADE Beach list price per square foot is reflecting $1,095 psf (Up 32% from 2012 Stats) with the 90 day average selling price per square foot reflecting $851 at 95 days on market and an 97% sale to list price ratio (3% average buyer discount). JADE Beach condo sales for the year 2013 reflect 16 resales from $720k (B1 Model at $835psf) to $7.450M (I Model penthouse at $907 per square foot) setting a record high in JADE Beach ‘sold’ values. This years average selling price per square foot reflects $869 at 129 days on market and an 94% sale to list price ratio (6% average buyer discount)

In October, there are 13 JADE Beach condos for rent ranging in asking prices from $4,500 (B2 model) to $20,000 (Jade Beach 4BR, E Model). Year to date, 16 Jade Beach condos have rented, ranging in rented values from $3,200 (B1 Model) to $11,500 (Furnished E Model).

JADE Ocean Condo Inventory, Sales & Rentals

( JADE Ocean stands among the elite luxury condo towers of Sunny Isles Beach with a great demand in ownership. JADE Ocean has 9 condo resales today with the high prices on two spectacular 2-Story Jade Ocean Penthouse “sky lofts” listed $9.450M & $9.350M with 5 Bedrooms and over 6,500 square feet. There are 14 JADE Ocean rentals listed in October and the prices are ranging from $3,900 (B1 Model) to $15,900 for a furnished (E Model) 4 bedroom. Year to date, there have been 11 rented condos ranging in values from $3,000 (B1 model) to an E Model which rented at $16,000.
