Jade Condos Sunny Isles Beach sales & trends for last year show us 67 condos sold between the three luxury towers. As we’ll explore below, the total number of condos sold and last year’s resale values have been robust. The record-high sale at Signature was $23.5 million, and the lowest, a 1 bedroom at Jade Beach, sold for $900,000.

Sunny Isles Beach Sales & Trends

Sunny Isles Beach condo inventory today reflects 805 total condos for sale and 152 closed sales in the last 90 days, with a median sale price of $503 per square foot. With the market shifting in favor of buyers this year, the condo inventory absorption along the Miami coastline has slowed. Price increases will likely continue to slow, but the sales volume (buyer pool) is shrinking. Our oceanfront residential condo market values noticed considerable price gains over the years spanning from 2009 to 2016. Then from early 2016 to the latter part of 2020, we found ample supply with limited demand in a strong buyer’s market. The market had a frenzied run-up from the pandemic in 2019 to mid-2022.

With new developments selling well in Sunny Isles Beach, we find supply slightly on the rise and yet with consistent demand. This is especially so within the baseline of the high-end market segment ($1M to $3M). The residential condo market shifted post-COVID in favor of sellers but has stabilized since the summer and is now back in favor of buyers adding leverage to the deal.

  • In 2022, 23 resales occurred with a median sale price per square foot of $1,116 psf and 107 (DOM) days on the market.
  • In 2021, 27 resales occurred with a median sale price per square foot of $909 psf (190 DOM).
  • 2020; 20 resales occurred with a median sale price per square foot of $778 psf (145 DOM).
  • 2019; 9 resales occurred with a median sale price per square foot of $764 psf (210 DOM).
  • The median selling price per square foot in 2018 (10 total sales) was $818 psf (178 DOM).
  • Median selling price per square foot in 2017 (7 total sales) was $877 at 243 days on the market.
  • Median selling price per square foot in 2016 (8 total sales) was $1,010 at 219 days on the market.

Jade Beach Condos for Sale

Jade Beach condos (17001 Collins Avenue) is the lesser valued development yet still considered a premier tower built in 2007. As the original oceanfront Jade tower and with reasonable resale values to match, the future of Jade Beach remains strong. I’m confident Jade Beach will continue to reign as a leading tower, given its location and exceptional value.

There are 10 Jade Beach resales (4% inventory) available, ranging from $1.492m (B1 Model) to $5.5m for the renovated 45th floor. The South Jade Beach penthouse (PH4904) is now in contract and should close soon. Jade Beach condos offer one of the most desirable Collins Avenue locations. There are 12 Jade Ocean resales (5% inventory) available, ranging from $1.090m (B1 Model) to $8.5m (Penthouse 4803). Jade Ocean condos offer one of the most desirable Collins Avenue locations. They have excellent value when seeking the lifestyle experienced on the ocean in Miami.

Jade Ocean Sunny Isles Beach Rentals

There are 10 Jade Ocean condos for rent ranging in asking prices from $5,950 (B1 model) to $25,000 (E Model). Last year, there were 31 Jade Ocean condo rentals, ranging in value from $5,400 (B1 Model) to $21,000 (E Model), with a median rental value of $7.40 per square foot.

Jade Signature Condos Sales & Trends

  • The average Jade Signature list price per square foot is $1,704 psf.
  • There are 25 listings for sale from $1.990m (1 BR) to $7.490m (5 BR).
  • Last year, 23 resales occurred with a median sale price per square foot of $1,489 psf and 257 (DOM) days on the market.
  • In 2021, 19 resales occurred with a median sale price per square foot of $1,202 psf (280 DOM).
  • 2020; 10 resales occurred with a median sale price per square foot of $1,221 psf and 184 days to sell.
  • There were 9 sales noted in 2019 (via MLS), with the median sale price per square foot at $1,244 (307 DOM).
