Sunny Isles Beach Luxury Condo Sales & Statistics

Prices are still increasing in our local market. Since the last JADE update in April, we find select inventory appreciating in value and new construction stepping in with values beginning at $1,400 – $2,000+ per square foot. Sunny Isles Beach condo inventory has increased to 822 total condos for sale and 213 closed sales in the last 90 days. Last year 387 Sunny Isles oceanfront condos over $500,000 USD sold through our MLS database with an average selling price per square foot of $617. As of June 2014, 373 Sunny Isles Beach condos have sold with an average sale price per square foot at $415 SP$/PSF.

In a contrast comparison of luxury oceanfront condos on Collins Avenue and priced over $1M, we see 261 condos for sale with 80 closed sales this year averaging a sales price per square foot of $778 SP$/SF and selling at 93% of list price. If we take the top 10 luxury condo sales from the last 90 days, we find an average sales price per square foot of $993 (6% down from $1,055 previous post) and an average asking price per square foot of $1,088 psf reflecting an average 9% discount for new buyers shopping for luxury real estate in Sunny Isles Beach. These Top 10 Sunny Isles Beach luxury condo sales were found at JADE Ocean with 1 sale reflecting $1,288 per square foot. Other luxury sales came from Oceania V selling a trophy penthouse at $749 PSF. Turnberry Ocean Colony with 7 sales at $1,078$1,004,$1,004 & $1,043, $950, $847 and $1,025 PSF.

Sunny Isles Beach oceanfront real estate market values are noting considerable price gains over these last 3 years and what the future holds, time will tell. With new projects, preconstruction and condo developments, Sunny Isles Beach condo inventory is increasing while sale to list price ratios are averaging 95% and 85 days on the market for the prior month of May. One thing is for certain the new construction (Jade Signature) on the South side of Jade Beach and the North side (MUSE) of Jade Ocean is jeopardizing values during the development stage while residents undergo considerable noise, dust and new disgruntled competition. I’ll be reporting on trends and values from the 01 line and 08 lines directly facing these new construction towers Jade Signature to the South and MUSE to the North. While short term concerns have many alarmed, smart long term buyers will see past the noise and towards the future of Sunny Isles as values could climb much higher, as long as the views are not obstructed.

(17001CollinsAvenue.com) There are a total of 25 (10% inventory) JADE Beach resales ranging in values from $850,000 (B1 Model) to $12M. TWO impressive 3-Story JADE Beach penthouse ‘Sky Lofts’ are available today at $9.595M & $10M. Each interior is over 8,200 SF (Contact me for the floor plans). There is also an unreasonably priced $12M D-2 Model on the 47th floor priced at $2,898 per square foot. They paid $2.8M in 2011 and let’s assume there was $3M invested in interior upgrades, then there we go.. $6-7M list price! Maybe I’m missing something in value but so far, my opinion is ‘good luck.’

JADE Beach condos have been in demand given the most desirable location, value and lifestyle experience. The average JADE Beach list price per square foot is reflecting $1,196 psf (Down 5% from April Stats) with the 90 day average selling price per square foot reflecting $1,026 at 125 days on market and an 95% sale to list price ratio (5% average buyer discount). JADE Beach condo sales for 2013 reflect 24 resales from $720k (B1 Model at $835psf) to $7.450M (I Model penthouse at $907 per square foot) setting a record high in JADE Beach ‘sale price’ values. Last years average selling price per square foot reflects $902 at 121 days on market and an 93% sale to list price ratio (7% average buyer discount). So far in 2014, we have 8 sales averaging $1,033 per square foot and 110 days on the market with a 6% buyer discount. $1,190 per square foot is the record high sale value for 2014.

In June, there are 20 JADE Beach condos for rent ranging in asking prices from $3,700 (B1 model) to $50,000 (Jade Beach 4BR, E Model). Last year, 22 Jade Beach condos rented, ranging in rented values from $3,200 (B1 Model) to $11,500 (Furnished E Model). So far in 2014, only 2 rentals have occurred with a B1 model renting at $3,053 and a C model renting at $5,900.

JADE Ocean Condo Inventory, Sales & Rentals

Unit #3601 sold in December at $3.4M setting a new record high at $1,200+ per square foot for JADE Ocean. 2013 Selling price per square foot averaged $1,018 while selling at 93% of list and 136 days on market. As of 2014, the average selling price per square foot reflects $1,217 with 194 days on market and buyers getting a 10% discount off asking values.

There are 11 JADE Ocean rentals listed in June with prices ranging from $3,700 (B1 Model) to $14,500 for a furnished (D Model) 3 bedroom. This year 9 condos have rented ranging in values from $4,700 (B1 model) to an E Model which rented at $15,900 beautifully furnished.

JADE Ocean & JADE Beach interior differences are not so significant other than kitchen counter finishes (Granite vs. Quartz), slightly better floor plans along with the amount of glass encompassing the walls throughout. Other amenity differences are shown through photos & videos here. While some prefer JADE Beach as a place to call home, JADE Ocean condos have always sold on a higher price point offering clear advantages to some in amenities & lifestyle.

Prices are still increasing in our local market. Since the last JADE update in January, we find premier inventory escalating in value and new construction stepping in with values beginning at $1,400 – $2,000+ per square foot. Sunny Isles Beach condo inventory has increased to 801 total condos for sale and 196 closed sales in the last 90 days.

Last year 387 Sunny Isles oceanfront condos over $500,000 USD sold through our MLS database with an average selling price per square foot of $617. As of April 2014, 104 Sunny Isles Beach condos have sold with an average sale price per square foot at $667 SP$/SF. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $1M, we see 259 condos for sale with 57 closed sales this year averaging a sales price per square foot of $787 SP$/SF and selling at 94% of list price.

If we take the top 10 luxury condo sales from the last 90 days, we find an average sales price per square foot of $1,055 (6% appreciation from $996 previous post) and an average asking price per square foot of $1,146 psf reflecting an averaged 8% discount for new buyers shopping in the Sunny Isles Beach luxury real estate market. These top 10 Sunny Isles Beach luxury condo sales were found at JADE Ocean with 2 sales reflecting $1,288 and $1,085 per square foot. Other luxury sales came from JADE Beach with 1 Sale reflecting $1,190 PSF. Turnberry Ocean Colony with 4 sales at $1,221, $1,004,$950 & $1,024 PSF. Acqualina ($1,057 psf), Trump Palace ($986 psf) and lastly, Oceania V selling a trophy penthouse at $749 per square foot. Sunny Isles Beach oceanfront real estate market values are noting considerable price gains over these last 3 years.

 Sunny Isles Beach inventory decreased 4% last month, with inventory now at 1,027 total condos for sale. Sunny Isles Beach condo inventory has decreased 30% year to date while sale to list price ratios are up to to 96% for the month of February. I’ll explore the fine analytics below and continue educating everyone interested in these uber-modern condo towers known as JADE Beach & JADE Ocean.

 In the month of January, I released a new addition to the Sunny Isles Beach condo collection with Turnberry Ocean Colony Sunny Isles.com website to replicate the fun & success I’ve had with this JADE Condo authority site. Price points at TOC have dropped approximately 20% in 2009 alone and sold as low as $1M last year while prices today begin at $1.270M and looking to be doing a fast turn around with numerous recent sales! Now new updates, videos & monthly statistics are found geared towards the traditional-styled towers of Turnberry Ocean Colony which some people prefer over Jade Beach & Jade Ocean. We now have 39 (16%) JADE Beach resales ranging in values from $549,000 (Low Floor B1 Model) to an impressive JADE Beach penthouse listing reduced to $4.499M (2 Story Jade Beach Trophy Penthouse). JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model at $468 psf) to $1.385M (E Model at $431 per square foot). This seems to be the established pricing trend in the $400’s for Jade Beach. The average JADE Beach list price per square foot is reflecting $650 psf (Up 2% over last month) with the average selling price per square foot reflecting $442 at 99 days on market plus a 90% sale to list price ratio (10% buyer discount).

Jade Beach rentals have been in demand as potential buyers test the tower & JADE lifestyle reflecting 33 Jade Beach condos ranging in rented values from $2,000 (B1 deals) to $7,000 (#1708); 3 Jade Beach rentals are currently under contract with prices ranging from $4,500 (#3007) to $14,000 (#3608); 16 rentals remain active-available ranging in asking prices from $2,700 (06 line as B1 model) to $9,900 (#4001).

(http://17121CollinsAvenue.com) JADE Ocean is exciting to watch with price points by the developer hovering in the $600’s psf which I believe to be market values given the luxury product with new County records reflecting 94 recorded deeds (Up 15% since last month) or 38% sold. Please Note: there are more sales than this as the County takes awhile to record deeds. Jade Beach took 1.5 years to accomplish what it has today and we’re now entering month 8 of JADE Ocean acquiring its Certificate of Occupancy.

There are 11 Jade Ocean condo resales today with the high price on a spectacular 2-story Jade Penthouse “sky loft” listed November 20th at $2.7M with just under 3,200 Interior square feet, 3 bedrooms and 3.5 baths.. there are only 2 (C-2’s) in the building and no other penthouses comparable in Sunny Isles Beach than at JADE Ocean. The lowest priced resale is a B1 model priced at $625k which is 12% over Jade Beach B1 asking values. With an average asking price per square foot of ~$699 ($747 psf last month) reflective for JADE Ocean, we should soon see new activity. This is the critical curve separating value differences between each tower that I’m interested in. Differences will be dissected this year showing us what truly is market values while sales statistics show us these monthly facts. JADE Ocean was sold out on a significantly higher price point offering clear advantages in amenities & lifestyle. It seems as though Fortune, the FDIC & Starwood amended the asking prices and adjusted them to Sunny Isles Beach oceanfront market values. The developer is relaying today’s prices at approximately $600 psf and “going up soon” as sales continue. One thing is for sure, the developer is 100% confident in their product standing firm on current contract negotiations. And why wouldn’t they be as JADE Ocean stands among the elite condo towers of Sunny Isles Beach.

There are 10 JADE Ocean rentals listed (via MLS) and the prices are ranging from $2,950 (high floor B1 model) to $7,500 for a 3 bedroom (D model). The first MLS rental has rented at $4,000 (B2 Model) to be a strong starting figure for a superior building while another rental occurred last month at $2,700 for a furnished B1 model. I believe JADE Ocean will have a very strong finish this year and we’ll all make notes as each month shows us new numbers.

 Sunny Isles Beach condo inventory is trending downward with 1,027 condos for sale and 34 closings in the last 30 days (30 month supply). In a contrast comparison of luxury oceanfront condos specific to Collins Avenue (over $500k), we see 473 (up 13%) condos for sale with 27 closed sales so far this year averaging a selling price per square foot of $397 (down 7% over last month) psf and selling at 91% of list price. If we take only the top 10% of 2010 condo sales we find an average sales price per square foot of $484 and an average asking price per square foot of $535 reflecting an average 9% discount for new buyers in this market. Last year 161 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $420.

  Looking at the 54 closed oceanfront sales from the last 90 days, we see the sale to list price ratio reflecting a 8.5% buyer discount and selling within 153 days. The top Sunny Isles Beach condo sales of the last 90 days were at Acqualina with #PH4501 selling at $4.7M ($740 SP/SF), #501 selling at $694 psf and Turnberry Ocean Colony South Tower #2001 selling at $1.850M ($667 SP/SF) plus 3 other luxury sales at $541, $535 & $639 per square foot respectively.  After Sunny Isles Beach inventory increased 1% last month, I have also noticed the values increasing from May 2009 lows.. May selling price per square foot reflected $220 psf with 1,425 condos on the market while today, we see the average selling price per square foot reflecting $258 psf for a 15% increase and inventory now at 1,069 or down 25%. Therefore, I continue the new year with a bullish perspective that now is the time. I strongly believe 2010 IS the right time to buy at the bottom for the Miami Dade County oceanfront communities. Sunny Isles Beach condo inventory did increase 1% in the last month and decreased 27% year to date while sale to list price ratios are up to to 95% for the month of January. I’ll explore the fine analytics below and plan to continue educating everyone interested in these uber-modern condo towers known as JADE Beach & JADE Ocean.

Price points at TOC have dropped approximately 20% in 2009 alone and sold as low as $1M last year while prices today begin at $1.5M and looking to be doing a fast turn around with numerous recent sales! We now have 41 (16%JADE Beach resales ranging in values from $549,000 (Low Floor B1 Model) to an impressive JADE Beach penthouse listing reduced to $4.499M (2 Story Jade Beach Trophy Penthouse). JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model at $468 psf) to $1.385M (E Model at $431 per square foot)! This seems to be the established pricing trend in the high-$400’s for Jade Beach. The average JADE Beach list price per square foot is reflecting $638psf with the average selling price per square foot reflecting $442 at 99 days on market plus a 90% sale to list price ratio. Jade Beach rentals have been in demand as potential buyers test the tower & lifestyle today reflecting 31 Jade Beach condos ranging in rented values from $2,000 (B1 deals) to $7,000 (#1708); 2 Jade Beach rentals are currently under contract with prices ranging from $5,300 (#3402) to $14,000 (#3608); 14 rentals remain active available ranging in asking prices from $2,700 (06 line as B1 model) to $9,900 (#4001).

Note there are more sales than this as the County takes awhile to record. Jade Beach took 1 year to accomplish what it has today and we’re now on month 7 of JADE Ocean acquiring its Certificate of Occupancy. There are 5 Jade Ocean condo resales today with the high price on a spectacular 2 story Jade Penthouse listed November 20th at $2.7M with just under 3,200 Interior square feet, 3 bedrooms and 3.5 baths.. there are only 2 (C-2’s) in the building and no other penthouses comparable in Sunny Isles Beach. With an average asking price per square foot of ~$747 ($762 last month) reflective for JADE Ocean, we will soon see sales. This is the critical curve separating value differences between each tower that will be dissected this year showing us what is truly market value while sales statistics show us the monthly facts. JADE Ocean was sold out on a significantly higher price point offering clear advantages in lifestyle. It seems as though Fortune, the FDIC-Starwood amended their prices adjusted to market values relaying prices at approximately $600psf and going up soon as sales continue. One thing is for sure, the developer is 100% confident in their product standing firm on negotiations. There are 9 JADE Ocean rentals listed (via MLS) and the prices are ranging from $3,000 (high floor B1 model) to $8,000 for a 4 bedroom (E model). The first MLS rental has rented at $4,000 (B2 Model) to be a strong starting figure for a superior building. A B1 Model was reported to have rented on a 2 year lease term for $2,800. I believe JADE Ocean will have a very strong 2010 and you will soon see here too.

 Sunny Isles Beach condo inventory is significantly trending downward with 1,069 condos for sale and 38 closing in the last 30 days (28.1 month supply). So far in 2010, 49 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $238. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue (over $500k), we see 413 condos for sale with 14 closed sales so far this year averaging a selling price per square foot of $425 psf and selling at 92% of list price. Last year 161 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $420. If we take only the top 10% of 2009 condo sales we find an average sales price per square foot of $626 and an average asking price per square foot of $735 reflecting an average 14% discount for new buyers in this market. Interesting note that 12 of the highest sales were at Turnberry Ocean Colony!

  Looking at the 39 closed oceanfront sales from the last 90 days, we see the sale to list price ratio reflecting a 9% discount and selling within 177 days. Irrelevant statistics to some but I find it interesting… The top Sunny Isles Beach condo sales of the last 90 days were at Acqualina with #PH4501 selling at $4.7M ($740 SP/SF), #3003 selling at $702psf and Turnberry Ocean Colony South Tower #1203 selling at $2.150M ($606 SP/SF) plus 3 other luxury sales at $694, $667 & $535 per square foot respectively. Sunny Isles Beach condo inventory declined 6% in the last month and 22% year to date while sale to list price ratios increased from 88% to 93%. I’ll explore the fine analytics below and hope to continue educating everyone interested in these amazing uber-modern condo towers known as JADE Beach & JADE Ocean. There are now 35 (14%) JADE Beach resales ranging in values from $549,000 (Low Floor B1 Model) to an impressive JADE Beach penthouse listing reduced to $4.499M (2 Story Jade Beach Trophy Penthouse). JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model at $468 psf) to $1.370M (E Model at $427 per square foot)! This seems to be the established pricing trend in 2009 for Jade Beach. The average JADE Beach list price per square foot is reflecting $637psf up 1% from December averages with the average selling price per square foot reflecting $442 at 99 days on market plus a 90% sale to list price ratio. 

Jade Beach rentals have been in demand as potential buyer’s test the product reflecting 29 Jade Beach condos ranging in rented values from $2,000 (B1 deal) to $7,000 (#1708) most likely to have been a seasonal rate. 4 Jade Beach rentals are currently under contract with asking prices ranging from $2,500 (#1606) to $14,000 (#3608) while 17 rentals remain active ranging in asking prices from $3,200 (02 line as B2 model) to $9,900 (#4001).

Jade Beach took 1 year to accomplish what it has and we’re now on month 6 of JADE Ocean acquiring the TCO. Nothing much new to report since very few condos have been relisted. There are 4 Jade Ocean condo resales today with a high price on a spectacular 2 story Jade Penthouse listed November 20th at $2.7M with just under 3,200 Interior square feet, 3 bedrooms and 3.5 baths. There are only 2 (C 2’s) in the building and no other penthouses comparable in Sunny Isles Beach. With an average asking price per square foot of ~$762 reflective for JADE Ocean, I can’t see paying an extra 30% for something similar & (not including the PH units) obtainable at JADE Beach but time will soon tell us.. This is the critical curve separating value differences between each tower that will be dissected over this next year while sales statistics show us the facts. JADE Ocean was sold out on a significantly higher price point offering clear advantages and now noting a needed adjustments to what is truly market value as speculators argue these values with Fortune, the FDIC-Starwood to prices they should be closing at (lender appraisals are coming in short). One thing is for sure, the developer is 100% confident in their product and relentless on the contract values standing firm on negotiations.  

There are 7 JADE Ocean rentals listed (via MLS) and the prices are ranging from $3,400 (B1 model) to $8,000 for a 4 bedroom (E model). Nothing has rented yet but a B2 did go under lease contract with a record high asking price for a 1BR of $3,800. A B1 was reported to have rented on a 2 year lease for $2,800. Could JADE Ocean be a superior building worth paying 30% more? We’ll soon find out..

 Sunny Isles Beach condo inventory is trending downward consistently each month (by a significant 6% last month) with 1,065 condos for sale and 32 closing in the last 30 days (33.3 month supply). In 2009 641 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $236. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue, we see 591 condos for sale with 55 closed sales in the last 90 days. Last year 237 oceanfront condos sold via MLS with an average selling price per square foot of $383. If we take only the top 10% of 2009 condo sales we find an average sales price per square foot of $611 and an average asking price per square foot of $709 reflecting an average 14% discount for new buyers in this market. Looking at the 55 closed oceanfront sales from the last 90 days, we see statistics changing (market improvement?!) relaying a 91% sale to list price ratio or 9% discount and selling within 177 days. Irrelevant statistics to some but I find it interesting… 

The top Sunny Isles Beach condo sales of the last 90 days were at Acqualina with #3003 selling at $3.1M ($702 SP/SF), and Turnberry Ocean Colony N #2604 selling at $2.1M ($562 SP/SF) plus 3 other sales at $536, $667 & $541 per square foot respectively.  The final luxury condo sale of the last 90 days was at JADE Beach selling at $1.370M ($427 SP/SF).

 What’s new in June… JADE Beach Condo rentals total 30 available ranging from $2,600 (B-Line) to $9,500 (E-Line SE Corner). Nothing per MLS has rented or sold with 32 Jade Beach condos for sale (13% Inventory is considered as healthy) and 13 that have now expired from the market. Jade Beach condo values range from $520,000 (B1-Line) to $4.5M for a 2-Story JADE Penthouse (H-Line). The average price per square foot is now at $665 psf (1% decrease over last month) with a high at $887 psf and a low at $467 psf. Note: There are NO bank owned or any short sales available in JADE Beach.

 There are a select few Jade Beach condos priced under $500 psf with the NE Corner #4008 (E line) still in the lead. I’ve been showing it as much as possible along with others such as the A-line in which the biggest complaint is the master bedroom on the west side of the building. There are only 2 units reflecting being completed with one as wood and the other reflecting porcelain (?) tile and wood in the bedrooms. Please don’t let me buyers see wire closets in Jade!

 This weekend I met with great buyers currently renting at La Perla  and JADE Beach was the number one on their initial short list. They were looking for a 3-4 bedroom and I knew they had great taste after requesting to see JADE. I picked 8 of the best condos available along  Sunny Isles Beach with the goal to educate them on buildings, values and deals.. so here’s what unfolded. After a day of looking at the best buildings, Jade Beach was unimpressive other than PH-H (asking $4.5M) which was a fluke in showing and not even in their price range. Their number one choice was Trump Royale based on an incredible 3,000 SqFt unit (1 of only 6) priced at $1.9M ($630 psf) with a master bedroom the size of most living rooms and a closet the size of most dens. The second on the list was a 2-Story Tower Suite with rooftop deck at Trump Palace ($824 psf) which had a few unique factors such as allowing nightly rentals (with great income potential) at an estimated $1,000 night. Third on the list came to Ocean 4 ($505 psf) which has gone through major renovations with an owner who has spent $300,000 on interior upgrades and has never lived in the condo! All 3 are highly motivated and 2 are distressed sales with 2 major buy factors standing out among the rest… either completely finished and/or special unique factors such as a spiral staircase leading to the master terrace with inevitably high ‘jacuzzi tub’ views of the ocean.. other factors included a master bedroom the size of a living room and a closet the size of most dens.

They must have received their TCO by now with what appears to be 2 for sale ranging from $1.450 (B2-line) to $1.9M. Yes, very excited on JADE Ocean but rumor has it the interior lobby of JADE Beach is superior…?! How can you beat the JADE Ocean flow through pool and the oceanfront entryway? Very enticing and soon to be one of the most desirable developments along the FL coast. JADE Beach Condo Sales, Stats & Inventory for April 2009

Jade Beach Condo Sunny Isles Well, I’ve been monitoring the sales and stats weekly if not daily at JADE Beach with not much in regard to sales to report. There have been no sales and no rentals via MLS (Multiple Listing Service) since the very beginning.. The prices for JADE Beach condos, being reflective with the local market values, will need to be around ~$500 per square foot before I think we’ll begin to see any action. I’ve got buyers asking me to find the very best deals in the 400’s PSF and keep promoting JADE Beach condo #4008 (E line) here with an asking price of $1.499M or $467 PSF. JADE Beach condo #906 is also looking attractive priced well below other B line units at $530k or $488 PSF.

Today (April 8th), there are 32 JADE Beach condos for sale ranging in values from $530,000 to  $2.450M and 28 JADE Beach rentals ranging from $3,500 to $9,500.  The average asking price in April is $676 PSF for a 1% decrease in asking prices over last month.

Overall, Miami Beach condo sales are up 20% over last month while Miami Dade condo sales are up 71% YTD. There are 1,471 total condos for sale in Sunny Isles Beach with 783 ‘direct oceanfront’ condos for sale. There are 35 pending ‘direct oceanfront’ sales with 48 closing in the last 90 days (74 total SIB closed sales in the last 90 days) at an average asking price per square foot of $438 and average selling price per square foot of $382. The average number of days it has taken these condos to sell is 169 DOM (Days On Market) with a market average sale to list price ratio of 86%.
