Sunny Isles Beach condo inventory today reflects 1,588 ⬆ total condos for sale and 152 closed sales in the last 90 days with a median sale price value of $325 per square foot. Overall, condo prices have declined in our local market as we find in the most recent Sunny Isles Condo IndexOceanfront residential market values noticed considerable price gains over the eight years spanning from 2009 to 2016. Now in 2018, we find ample supply with limited demand in this strong buyer’s market.

Not just new development but also Sunny Isles Beach condo inventory has been on the rise, especially within the ultra high-end segment. In addition to the residential condo market shifting since 2016 in favor of buyers, we’ve also noted the gorgeous new construction on the South side with JADE Signature development and on the North side with MUSE. New construction has taken over Collins Avenue with oceanfront resale values beginning at $760 and as high as $4,155 per square foot.

Last year, 221 Sunny Isles oceanfront condos sold (over $500,000) with an average sale price per square foot of $658 and at 91% of list price. As of AUG 2018, there have been 154 Sunny Isles Beach condos sold (over $500,000) with an average sale price per square foot at $608 SP$/PSF or an ~8% depreciation. Of those 154 sales, it has taken the average seller 190 days to sell. In a similar comparison of luxury oceanfront condos on Collins Avenue and priced over $1M, we see 595 condos for sale today averaging $1,039 per square foot with an average list price of $3.251M. Values will climb again with time, but for now, the market is in strong favor of the buyer.

Reviewing The Top 10 luxury condos sold within the last 90 days, we find an average Sold price per square foot of $887 and an average asking price per square foot of $1,001 PSF.

JADE Beach Condo Inventory, Sales & Rentals

Jade Beach EntryJADE Beach (17001 Collins Avenue) has an ongoing construction issue as concrete restoration resumes to the East side of the building later this year with an anticipated timeline of approximately another year to complete. With this Jade Beach restoration, we’ve experienced ongoing construction debris & noise nuisances which have impacted values both for rent and resale. The major short-term concerns are the East side terraces and swimming pool being completely closed off with a blue translucent film covering the glass and limiting the ocean views. The Westside is being reopened with the small pool and west side terraces available again for use. This is putting a major damper on renting as tenants simply don’t have the mental capacity to deal with concrete restoration, limited views and the inability to use their terrace and pool. It will be interesting to see rental & resale values continuing throughout next year as awesome value has been noted for both rentals and sales. While short-term concerns have many alarmed, savvy buyers with a long-term outlook see past the noise and towards the future upside of Jade Beach and Sunny Isles Beach.

Jade Beach today has 40 resales (16% inventory) available today ranging from $849,000 (B1 Model) to $8.199M for a ‘Sky Villa’ (Two D2 models combined). The most beautiful 3-Story ‘Sky Loft Penthouses’ both sold in 2015. Jade Beach condos offer the most desirable Collins Avenue location plus excellent value when seeking the oceanfront lifestyle experienced only in Miami.

  • The average JADE Beach list price per square foot reflects $1,007.
  • There are 40 resales from $849,000 (B1 Model) to $8.199M (Combined D2 Models).
  • JADE Beach condos sold in 2018 reflect 6 sales at a median Sale Price value of $792 PSF and 178 days on market.
  • The median selling price per square foot in 2017 (7 total sales) was $877 at 243 days on market.
  • The median selling price per square foot in 2016 (8 total sales) was $1,010 at 219 days on market.
  • The record high sale price value this year is $1,003, last year at $1,014 PSF and $1,129 PSF in 2016, $1,378 PSF in 2015, and $1,190 PSF in 2014.

As of AUG 2018, there are 25 JADE Beach condos for rent ranging in asking prices from $3,295 (B1 model) to $20,000 (E Model). This year, 19 Jade Beach condos have rented, ranging in values from $2,900 (B1 Model) to $12,000 (E Model).

JADE Ocean Condo Inventory, Sales & Rentals

Jade Ocean Sunny Isles Beach MiamiJADE Ocean (17121 Collins Avenue) stands among the elite luxury condo towers of Sunny Isles Beach. JADE Ocean has 38 (15% inventory) condo resales available today with a few extraordinary penthouses and “Sky Lofts.” Interiors on these JADE Penthouse condos range from 4 to 5 Bedrooms and from 4,300 to over 6,500 square feet. There are only 2 mirrored image ‘Sky Lofts’ (per Model) in each JADE Condo building, and only a few penthouses can compare along Sunny Isles Beach. Today’s resale prices at Jade Ocean begin with 1 bedroom condos (B1&B2 floor plans) from $800,000 to $1.350M respectively.

While some prefer JADE Beach as a place to call home, JADE Ocean condos have consistently sold (& leased) at a higher price point offering clear advantages to many.

  • The median selling price per square foot in 2017 (11 total sales) was $991 PSF at 216 days on market.
  • The median selling price per square foot in 2016 was $1,087 at 137 days on market.
  • The record high sale price value is $1,167 psf in 2018, $1,169 PSF in 2017,  $1,267 PSF in 2016, $1,513 PSF in 2015, and $1,397 PSF in 2014.

There are 27 JADE Ocean rentals listed in AUG 2018 with prices ranging from $3,990 for a furnished B1 Model to $30,000 for a glamorous 2-Story furnished D2 Model. This year 13 condos have rented ranging in values from $3,300 (Unfurnished B1 model) to $9,000 (furnished D Model).

JADE Signature (16901 Collins Avenue) has been completed now in early 2018 and I’m excited for this great new addition in Sunny Isles Beach. Jade Signature offers incredible floor plans and desirable open outdoor living environments. With the details, completion, and closings now behind us, there are MANY listed as resale. In all honesty, the discounts and new 2018 deals have begun to show after just a few months as speculators and their representatives begin to learn true market values from lack of results.

Sunny Isles Beach Luxury Condo Sales & Statistics

A lot has changed with our local market since the last JADE update in 1Q 2011 as premier inventory diminishes. Sunny Isles Beach condo inventory has decreased to 780 total condos for sale and 68 closed sales in the last 30 days (11 month supply). Last year 184 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $447. So far in 2011, 653 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $260 per square foot. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue and over $500k, we see 360 condos for sale with 149 closed sales so far this year averaging a selling price per square foot of $536 psf and selling at 93% of list price.

If we take the top 10 of 2011 luxury condo sales, we find an average sales price per square foot of $815 (up from $732 previous post or 10%) and an average asking price per square foot of $981 (up from $849 from previous post or 13%) psf reflecting an average 17% discount for new buyers in the Sunny Isles Beach luxury real estate market. The top 10 Sunny Isles Beach luxury condo sales from the last 90 days were found at JADE Ocean with 5 sales reflecting $961, $607, $584 & $704 psf along with Acqualina reflecting 3 sales at $859, $722 & $739 per square foot. Turnberry Ocean Colony had 1 sale at $616 per square foot while JADE Beach had a sale at $532 psf and Trump Palace with a sale at $700 per square foot.

JADE Beach Condo Inventory, Sales & Rentals

(17001CollinsAvenue.com) JADE Beach condos are sold out of Fortune’s developer inventory (2010) after over two years of occupancy. We now have 28 (11% inventory) JADE Beach resales ranging in values from $619,000 (Low Floor B1 Model) to an impressive 3-Story JADE Beach penthouse ‘Sky Loft’ resale priced at $10.9M (I-line Penthouse Floor Plan). The average JADE Beach list price per square foot is reflecting $747 psf (Up 5% from March) with the average selling price per square foot reflecting $525 at 232 days on market and an 88% sale to list price ratio (12% average buyer discount). JADE Beach condo sales have been reported on the MLS with 10 resale values in 2011 from $940k (A Model at $462 psf) to $2.050M (E Model at $638 per square foot) setting the record high in JADE Beach resale values.

In August, there are 15 JADE Beach condos for rent ranging in asking prices from $3,100 (B2 model) to $11,000 (E-model). JADE Beach condo rentals have been in demand at the most desirable location and experiencing the JADE Beach lifestyle. Year to date, 16 Jade Beach condos have rented, ranging in rented values from $2,550 (B1 deals) to $7,000 (E Model); 3 Jade Beach rentals are bow pending contract with #1501 & #1401 (A-models) reflecting asking prices of $4,800 & $5,500 respectively.

JADE Ocean Condo Inventory, Sales & Rentals

(17121CollinsAvenue.com) JADE Ocean has very limited developer inventory including the remaining 1 bedrooms with price points hovering in the $600+’s psf. Jade Beach took almost 2 years to accomplish a sell out and we’re now ending the second year of JADE Ocean acquiring its Certificate of Occupancy. There are 10 Jade Ocean condo resales today with the high price on a spectacular 2-Story Jade Ocean Penthouse “sky loft” listed $9.950M with over 6,500 square feet and 5 bedrooms along with a slightly smaller luxury JADE penthouse priced at $3.5M with just over 3,700 total square feet, 3 bedrooms and 3 baths.. There are only 2 mirrored image Sky Lofts per Model in the JADE buildings and few other penthouses comparable in Sunny Isles Beach. The lowest priced resales today are B-1 models priced from $640,000 to $653k and one B-2 model asking $875,000. JADE Ocean’s average asking price per square foot is at $886 ($765 psf in March) and today’s buyers are finding the D & E Models most attractive with very limited inventory setting new record highs. Year to date, 9 sales have occurred from $820k to $4M. Unit #4403 sold at $3.5M in May setting a new record high at $1,019 per square foot for Sunny Isles Beach real estate. The averages show the selling price per square foot at JADE Ocean reflecting $693 while selling at 89% of list after 203 days on market.

There are 8 JADE Ocean rentals listed in August and the prices are ranging from $3,500 (#1406) to $29,000 for a 4 bedroom, 2-Story furnished trophy penthouse. Year to date, there have been 16 rented condos ranging in values from $2,500 (B1 model) to a beautiful 2 Story penthouse rented at $28,000 in this superior Sunny Isles Beach building. JADE Ocean will most likely sell out this year with only a few B1 models remaining and I will blog on new updates as each report shows us continued 2011 figures.

JADE Ocean & JADE Beach interior differences are not so significant other than kitchen counter finishes (Granite vs. Quartz) along with the amount of glass encompassing the walls throughout. Jade Condos Sunny Isles What’s happening with Jade Beach & Jade Ocean during November and what does this new season hold in store..? How’s the overall Sunny Isles Beach real estate market doing and what’s available for sale & rent today at JADE? There is a huge demand for seasonal rentals as the economy begins signs of improvement and consumer confidence is on the rise. Jade Beach and Jade Ocean are being previewed heavily, sales ARE occurring and other cautious consumers want to know where the bottom of this market stands and is NOW the right time to buy.

JADE Beach Condo Sales & Rentals

JADE Beach developer condos have almost sold out after 1 year of occupancy. There are 30 (12%) JADE Beach resales ranging in values from $539,000 (Low Floor B1 Model) to a stellar JADE Beach penthouse listing at $4.8M (2 Story Jade Beach Trophy Penthouse). 4 JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model) to $1.385M (E Model) or about $478 per square foot! A new pricing trend and precedence has been established. The average JADE Beach list price per square foot is reflecting $634 PSF down 7% from March’s hopeful highs with the average selling price per square foot reflecting $442 at 99 days on market and 90% sale to list price ratios. 

Jade Beach Rentals are in demand especially with season among us reflecting 21 recent Jade Beach condos ranging in rented values from $2,000 (B1 deal) to $5,000 (#3105, #3605 & #905). Over 4 Jade Beach rentals are currently under contract with asking prices ranging from $2,500 (#1606) to $14,000 (#3608) while 25 rentals remain active ranging in asking prices from $2,500 (06 line as B1 models) to $9,900 (#4001). We should see A LOT more rentals turn over within the next few months.

JADE Ocean Condo Sales & Rentals

JADE Ocean is still early on into the closings (48recorded deeds) to report since few condos have been relisted and too few listing agents seem to know how to implement the correct building address (17121 Collins Avenue) and or photos of which building is which. In doing a cross check using the development search of “Jade Ocean” there are still only 5 condos for sale with a high price on a high E line unit but they’ve now removed the Steven G interior design promotion possibly moving to an inferior designer. With an asking price (we’re all watching closely) at $2.475M reduced $520,000 from the original $2.995M (~$770 PSF), I can’t see paying an extra Million for something similar obtainable at Jade Beach but time will tell. This is the critical curve that will be dissected over the next year as Jade Ocean was sold out on a higher price point and now noting drastic adjustments to what IS market value as speculators argue market values with Fortune & the FDIC to prices they should be closing at. One thing is for sure, the seller is 110% confident in their product and relentless on the values standing firm on negotiations. 

There are now 5 Jade Ocean rentals listed (via MLS) and the prices are ranging from $3,400 (B1 model) to $8,000 for a high floor 4 bedroom (E model). Nothing has rented yet but I am certain there are pending deals happening this month as the demand is high. A B1 was reported to have rented on a 2 year lease for $2,800. Could it be a superior building worth paying 30% more? We’ll soon find out.. Sunny Isles Beach condo inventory is trending downward consistently each month by 2 to 4% with 1,152 condos for sale and 37 closing in the last 30 days (31 month supply). 

Sunny Isles Beach Luxury Condo Sales Statistics

This year 526 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $230. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue, we see  654 condos for sale with 17 closing in the last 30 days. This year 197 oceanfront condos have sold via MLS. If we take only the top 10% of 2009 sales we find an average sales price per square foot of $618 and an average asking price per square foot of $719. Irrelevant statistics to some but I find it interesting…

The top Sunny Isles Beach condo sales of October and the first of November were at Acqualina with PH4506 selling at $4.999M ($778 PSF), Trump Palace #1009 selling at $2.875M ($710 PSF) and lastly Turnberry Ocean Colony which sold bargain priced inventory like #3004 at $2M ($536PSF)!  The final luxury condo sale was at Jade Beach climbing the charts on the $1.385M ($431 PSF) & $1.370M ($493PSF) sale!
