Sunny Isles Beach Sales & Statistics

Sunny Isles Beach condo inventory today reflects 1,746 total condos for sale and 120 closed sales in the last 90 days with a median sale price value of $311 per square foot. With excessive inventory available, condo prices have declined in our local market as we find in the most recent Sunny Isles Condo Index.

Oceanfront residential market values noticed considerable price gains over the eight years spanning from 2009 to 2016. From early 2016 to now in 2019, we find ample supply with limited demand in this strong buyer’s market. For instance, dividing 40 condo sales over the last 30 days into 1746, we find a 43 month supply whereas a healthy market is 6 to 9 months of inventory.

Not just new developments but Sunny Isles Beach condo resale inventory has been on the rise, especially within the ultra high-end segment at $5M+. In addition to the residential condo market shifting since 2016 in favor of buyers, we’ve also noted the gorgeous new construction on the South side with JADE Signature development and on the North side with MUSE. New construction has taken over Collins Avenue with $5M+ oceanfront (resale) median list price values at $1,590 psf and as high as $4,155 per square foot.

Last year, 242 Sunny Isles oceanfront condos sold (over $500,000) with an average sale price per square foot of $600 and at 91% of list price. In the last 90 days, there have been 42 Sunny Isles Beach condos sold (over $500,000) with an average sale price per square foot at $690 psf (SP$/PSF) or a ~13% appreciation. Of those 42 sales, it has taken the seller 199 days to sell.

In a similar comparison of luxury oceanfront condos on Collins Avenue and available over $5M, we see 87 condos for sale today averaging $1,766 per square foot with an average list price of $9.661M; Sold Condos priced $5M+ noted just 2 sales in 2019 with the Median sale price value at $1,524 psf. Of the two sales, the Jade Signature Penthouse set a new area record as we will see below.

Values will climb again with time, but for now, the market is in strong favor of the buyer with exceptional value.

‘The Top 10’ Sunny Isles Beach Luxury Condo Sales

Reviewing The Top 10 luxury condos sold within the last 90 days, we find an average sale price per square foot of $955 and an average asking price per square foot of $1,125 psf; a 15% discrepancy in what sellers want vs. what buyers are will pay.

  • JADE Signature set a new high with #5503 selling for $18.5M/ $2,015 psf (record high sale)
  • Porsche Design Tower (3 Sales) #4001, #3905 & #4203 selling at $1,006 psf, $1,266 psf, & $795 psf
  • Regalia having floor #8 at $5.7M or $1,034 psf (record low sale)
  • Chateau Beach Sold #1203 combined with #1403 at $712 psf and a 2nd #902 selling at $2.3M/ $681 psf.
  • MUSE Sold #3802 at $1,059 psf
  • Aqualina Sold #4301 at $2.2M / $804 psf
  • Turnberry Ocean Colony Sold #3401 at $757 psf

JADE Beach Condo Trends

Jade Beach EntryJADE Beach (17001 Collins Avenue) has ongoing construction as concrete restoration resumes to the East side of the building with an anticipated timeline of approximately this year to complete. With this Jade Beach restoration, we’ve experienced ongoing construction debris & noise nuisances which have impacted values both for rent and resale. The major short-term concerns are the East side terraces and swimming pool completely closed off with a blue translucent film covering the glass and limiting the desirable ocean views. The Westside is reopened with the small pool and west side terraces available again for use. This construction has created a major damper on renting as tenants simply don’t have the mental capacity and patience to deal with concrete restoration, limited views and the inability to use their terrace and pool.

It will be interesting to see rental & resale values continuing throughout this year as super low values have been noted for both rentals and resales. While short-term concerns have many alarmed, savvy buyers with a long-term outlook see past the noise and towards the future upside of Jade Beach and Sunny Isles Beach. All of the tenants that rented with me last year have been well-pleased, even with the construction.

Jade Beach today has 40 resales (16% inventory) available today ranging from $789,000 (B1 Model) to $7.5M for a ‘Sky Villa’ (Two D2 models combined). The most impressive 3-Story ‘Sky Loft Penthouses’ both sold in 2015. Jade Beach condos offer one of the most attractive Collins Avenue locations plus excellent value when seeking the oceanfront lifestyle experienced only in Miami.

  • The average JADE Beach list price per square foot reflects $985.
  • There are 40 resales from $789,000 (B1 Model) to $7.5M (Combined D2 Models).
  • So far this year, just 1 sale has occurred with #3004 (D Model) selling at $1,472,515 ($764 psf)
  • JADE Beach condos sold in 2018 reflect 10 sales at a median sale price value of $818 PSF and 178 days on market.
  • The median selling price per square foot in 2017 (7 total sales) was $877 at 243 days on market.
  • The median selling price per square foot in 2016 (8 total sales) was $1,010 at 219 days on market.
  • The record high sale price value of 2018 is $1,003, 2017 at $1,014 PSF — $1,129 PSF in 2016, $1,378 PSF in 2015, and $1,190 PSF in 2014.

As of MAR 2019, there are 12 JADE Beach condos for rent ranging in asking prices from $3,400 (B1 model) to $17,000 (D2 Model). In 2019, 6 Jade Beach condos have rented, ranging in values from $3,000 (B1 Model) to $6,500 (C Model).

JADE Ocean Condo Trends

JADE Ocean has 52 (21% inventory) condo resales available today with a few extraordinary penthouses and “Sky Lofts.” Interiors on these JADE Penthouse condos range from 4 to 5 Bedrooms and from 4,300 to over 6,500 square feet. There are only 2 mirrored image ‘Sky Lofts’ (per Model) in each JADE Condo building, and very few penthouses can compare along Sunny Isles Beach. Today’s resale prices at Jade Ocean begin with 1 bedroom condos (B1&B2 floor plans) from $795,000 with larger 6 bedroom options as high as $5.850M.

While some prefer JADE Beach as a place to call home, JADE Ocean condos have consistently sold (& leased) at a higher price point offering clear advantages to many.

  • The average JADE Ocean list price per square foot is $1,145 psf.
  • There are 52 resales from $795,000 (B1 Model) to $5.850M (3904/05).
  • So far this year, just 1 sale has occurred with #1806 (B1 Model) selling at $690,000 ($804 psf)
  • In 2018, 5 condos sold from $1.425M to $2.9M (C & E Models) at a median Sale Price value of $958 PSF and 107 days on market
  • The median selling price per square foot in 2017 (11 total sales) was $991 PSF at 216 days on market.
  • The median selling price per square foot in 2016 was $1,087 at 137 days on market.
  • The record high sale price value is $1,167 psf in 2018, $1,169 PSF in 2017,  $1,267 PSF in 2016, $1,513 PSF in 2015, and $1,397 PSF in 2014.

There are 22 JADE Ocean rentals listed in MAR 2019 with prices ranging from $4,450 for a B1 Model to $24,000 for a (2-Story) beautifully furnished D2 Model. In 2019, 2 condos rented ranging in values from $4,500 (Furnished B1 model) to $6,200 (Furnished B2 Model).

JADE Signature (16901 Collins Avenue) was completed early in 2018 and I’ve been excited about this signature addition along Sunny Isles Beach. Jade Signature offers spacious floor plans and desirable open outdoor living environments. With the details, completion, and closings now behind us, there are many listed as resale opportunities. The discounts and new 2019 deals have begun to show after this 1st year as speculators and their representatives begin to learn true market values from price reductions and lack of results in selling. On the flipside of that statement, a Jade Signature Penthouse #5503 just sold for $18.5M ($2,015 psf).

Just like Porsche Design Tower, Jade Signature will continue to show awesome value for the area. Why? A healthy building is considered less than 10% – today Jade Signature has 68 units or 35% available with many owners soon becoming landlords. My information is not always easy to digest but most importantly, I am honest and given my analytical approach, quite accurate. With now seventeen years experience brokering South Florida real estate, I’ve gone through the bubble burst of 2006-2009 successfully assisting many pre-construction buyer/speculators to make the right move… rinse & repeat now in 2019.

Jade Signature Condos are quite spacious and I am extremely bullish on the long-term success and future demand. The pre-construction “specialists” who’ve sold this beautiful development are done celebrating. So now, in 2019… its time to deliver on their promises for profit.

  • There has been 1 resale noted this year on PH #5503 selling at $2,015 psf setting a new area record at $18.5M.

Jade Signature Rentals consist of 15 options ranging in values from $6,000 (1 BR) to $19,900 for a 5 Bedroom. Last year, 11 condos have rented from $7,000 (1 BR) to $20,000 (3 & 5 BR).

 After Sunny Isles Beach inventory increased 1% last month, I have also noticed the values increasing from May 2009 lows.. May selling price per square foot reflected $220 psf with 1,425 condos on the market while today, we see the average selling price per square foot reflecting $258 psf for a 15% increase and inventory now at 1,069 or down 25%. Therefore, I continue the new year with a bullish perspective that now is the time. I strongly believe 2010 IS the right time to buy at the bottom for the Miami Dade County oceanfront communities. Sunny Isles Beach condo inventory did increase 1% in the last month and decreased 27% year to date while sale to list price ratios are up to to 95% for the month of January. I’ll explore the fine analytics below and plan to continue educating everyone interested in these uber-modern condo towers known as JADE Beach & JADE Ocean.

 In the month of January, I released the newest addition to the Sunny Isles Beach condo collection with TurnberryOceanColonySunnyIsles.com website to replicate the fun & success I’ve had with this JADE Condo authority site. Price points at TOC have dropped approximately 20% in 2009 alone and sold as low as $1M last year while prices today begin at $1.5M and looking to be doing a fast turn around with numerous recent sales! Now new updates, videos & statistics geared towards the traditional-styled towers of Turnberry Ocean Colony which many customers prefer. Additionally this month, the original MiamiDreamRealty.com is getting an outrageous face lift showcasing the entire luxury MLS listing (coming in the next few days).. On to the details..

JADE Beach Condo Inventory, Sales & Rentals

(http://17001CollinsAvenue.comJADE Beach developer condos have basically sold out after a year of occupancy with few developer units hitting the MLS at clearance pricing. We now have 41 (16%JADE Beach resales ranging in values from $549,000 (Low Floor B1 Model) to an impressive JADE Beach penthouse listing reduced to $4.499M (2 Story Jade Beach Trophy Penthouse). JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model at $468 psf) to $1.385M (E Model at $431 per square foot)! This seems to be the established pricing trend in the high-$400’s for Jade Beach. The average JADE Beach list price per square foot is reflecting $638psf with the average selling price per square foot reflecting $442 at 99 days on market plus a 90% sale to list price ratio. Jade Beach rentals have been in demand as potential buyers test the tower & lifestyle today reflecting 31 Jade Beach condos ranging in rented values from $2,000 (B1 deals) to $7,000 (#1708); 2 Jade Beach rentals are currently under contract with prices ranging from $5,300 (#3402) to $14,000 (#3608); 14 rentals remain active available ranging in asking prices from $2,700 (06 line as B1 model) to $9,900 (#4001).

(http://17121CollinsAvenue.comJADE Ocean is now getting exciting with price points by the developer hovering in the $600’s psf which I believe to be market values given the luxury product with new County records reflecting 80 recorded deeds (Up 9% since last month) or 32% sold. Note there are more sales than this as the County takes awhile to record. Jade Beach took 1 year to accomplish what it has today and we’re now on month 7 of JADE Ocean acquiring its Certificate of Occupancy. There are 5 Jade Ocean condo resales today with the high price on a spectacular 2 story Jade Penthouse listed November 20th at $2.7M with just under 3,200 Interior square feet, 3 bedrooms and 3.5 baths.. there are only 2 (C-2’s) in the building and no other penthouses comparable in Sunny Isles Beach. With an average asking price per square foot of ~$747 ($762 last month) reflective for JADE Ocean, we will soon see sales. This is the critical curve separating value differences between each tower that will be dissected this year showing us what is truly market value while sales statistics show us the monthly facts. JADE Ocean was sold out on a significantly higher price point offering clear advantages in lifestyle. It seems as though Fortune, the FDIC-Starwood amended their prices adjusted to market values relaying prices at approximately $600psf and going up soon as sales continue. One thing is for sure, the developer is 100% confident in their product standing firm on negotiations. There are 9 JADE Ocean rentals listed (via MLS) and the prices are ranging from $3,000 (high floor B1 model) to $8,000 for a 4 bedroom (E model). The first MLS rental has rented at $4,000 (B2 Model) to be a strong starting figure for a superior building. A B1 Model was reported to have rented on a 2 year lease term for $2,800. I believe JADE Ocean will have a very strong 2010 and you will soon see here too. 

 Sunny Isles Beach Luxury Condo Sales & Statistics

 Sunny Isles Beach condo inventory is significantly trending downward with 1,069 condos for sale and 38 closing in the last 30 days (28.1 month supply). So far in 2010, 49 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $238. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue (over $500k), we see 413 condos for sale with 14 closed sales so far this year averaging a selling price per square foot of $425 psf and selling at 92% of list price. Last year 161 oceanfront condos over $500k sold via MLS with an average selling price per square foot of $420. If we take only the top 10% of 2009 condo sales we find an average sales price per square foot of $626 and an average asking price per square foot of $735 reflecting an average 14% discount for new buyers in this market. Interesting note that 12 of the highest sales were at Turnberry Ocean Colony!

  Looking at the 39 closed oceanfront sales from the last 90 days, we see the sale to list price ratio reflecting a 9% discount and selling within 177 days. Irrelevant statistics to some but I find it interesting… The top Sunny Isles Beach condo sales of the last 90 days were at Acqualina with #PH4501 selling at $4.7M ($740 SP/SF), #3003 selling at $702psf and Turnberry Ocean Colony South Tower #1203 selling at $2.150M ($606 SP/SF) plus 3 other luxury sales at $694, $667 & $535 per square foot respectively. The only luxury condo sale of the last 90 days at JADE Beach selling at $1.370M ($427 SP/SF). What else would you like to see reported here on the JADE Blog? What’s new & happening in this month of October? Where are sales today at JADE Beach & JADE Ocean? What’s up with the FDIC, Starwood and Jade Ocean uncertainties? Who’s buying today and are there any JADE Penthouses left? How’s the overall Sunny Isles Beach real estate market? We’ll be exploring these questions and the monthly statistics for Jade Condos Sunny Isles.

JADE Beach & JADE Ocean Condo Sales, STATS & Trends

Well, it’s official in Starwood Capital Group acquiring Corus bank assets in which Starwood has a 40% stake created by the FDIC to hold the assets of failed Corus bank, including thousands of South Florida condos. The FDIC is keeping the other 60% stake in the non performing construction loans and real estate assets that have unpaid principal balances of about $4.5 billion. Only 1 South Florida project was in good standing with Corus bank and I would guess it to be Jade Ocean.

The South Florida projects with loans in the hands of the FDIC now include Jade Ocean Condominiums in Sunny Isles Beach, Paramount Bay in Miami, Trump International Hotel & Tower in Fort Lauderdale and the Edge Condominium in West Palm Beach. – SF Business Journal

FDIC is holding the strongest hand! JADE Ocean condos are of very little concern in this matter and a small piece in this real estate asset pie as the development is 99.9% completed, TCO in place and speculators are lined up closing weekly along with new buyers coming through each day showing serious interest. I do know of one friend who was scheduled to close and the FDIC stalled it asking to review the file and final negotiations although as per the representative at JADE Condos, closings are being scheduled each week and all but a few trophy Jade Ocean Penthouse condos remain from $4 to $7M.

JADE Beach Condo Sales & Rentals

Jade Beach developer condos have almost sold out after 1 year of occupancy. There are 35 (14%) JADE Beach resales ranging in values from $539,000 (Low Floor B Model) to a new penthouse listing at $4.8M (2 Story Jade Beach Trophy Penthouse). 3 JADE Beach condo sales have been reported on the MLS with values from $468k (B1 Model) to $1.385M (E Model) or about $478 per square foot! A new pricing trend and precedence has been established. The average JADE Beach list price per square foot is reflecting $636 PSF down 8% from March’s hopeful highs.

Jade Beach Rentals are picking up especially with season among us reflecting 14 recent Jade Beach condos ranging in rented values from $2,000 (#1603 & #1107, B1 deal) to $5,000 (#3105 & #905). 4 Jade Beach rentals are currently under contract with asking prices ranging from $2,600 (#1106) to $5,800 (#4104) while 29 rentals remain active ranging in asking prices from $2,500 (06 line as B1 models) to $10,000 (#3608). We should see more rentals turn over within the next few months.

JADE Ocean Condo Sales & Rentals

JADE Ocean is almost too early to report on since few condos have been relisted and too few listing agents seem to know how to implement the correct building address (17121 Collins Ave.) and or photos of which building is which. In doing a cross check using the development search of “Jade Ocean” there appear to be 5 condos for sale with a high price on a high E line unit finished out to perfection. With an asking price we’re watching closely at $2.475M reduced $520,000 from last months $2.995M (~$771 PSF), I can’t see paying an extra Million for something obtainable at Jade Beach. This is the critical curve that will be dissected over the next year as Jade Ocean was sold out on the higher price point and noting drastic adjustments to what IS market value.

There are 2 Jade Ocean rentals listed (via MLS) correctly and the prices are ranging from $3,400 (B1 model) to $5,000 for a high floor 2 bedroom (1600SF) with Den.

Sunny Isles Beach Luxury Condo Sales Statistics

Sunny Isles Beach condo inventory is trending downward consistently each month by 3 to 4% with 1,170 condos for sale and 47 closing in the last 30 days (24.8 month supply). This year 480 Sunny Isles Beach condos have sold via MLS database with an average sale price per square foot at $231. In a contrast comparison of luxury oceanfront condos specific to Collins Avenue, we see  842 condos for sale with 28 closing in the last 30 days. This year 179 oceanfront condos have sold via MLS. If we take only the top 10% of 2009 sales we find an average sales price per square foot of $618 and an average asking price per square foot of $725. Irrelevant statistics to some but I find it interesting…

The top Sunny Isles Beach condo sales of September and the first half of October were at Acqualina with PH4506 selling at $4.999M ($778 PSF), Trump Palace #1009 selling at $2.875M ($710 PSF) and lastly Turnberry Ocean Colony which sold ALOT of bargain priced inventory (16 condos have sold at Turnberry Ocean Colony in the last 30 days)!  The final luxury condo sale was at Jade Beach climbing the charts on the $1.385M ($431 PSF) & $1.2M ($493PSF) sale!
